Tenants Information

The information below is a step by step guide of the process you will go through when choosing to rent a property through Reyland Johnson.

You’ve Found The Property You Wish To Reserve:

 

Once you have seen the property that you wish to rent we will put your offer to the landlord and agree in principal the terms of the let. At this point you will be required to pay a holding deposit and fill out our application forms. The holding deposit will hold the property for you until references are completed.

 

Application Form:

 

Our simple to follow application forms will ask you for the following information in order to be able to do a credit check and obtain the required references. Application forms must be completed by all persons living at the property over the age of 18 and will be classed as a tenant.

- Current Address

- Date Of Birth

- National Insurance Number

- Identification (I.E. Passport Number or Driving Licence Number)

- Contact Telephone Number

- Email Address

- Name & Address Of Employer

- Income Amount

- Current Landlord/Letting Agents Information

- Bank Details (For Credit Check)

 

References:
Your employer and current landlord/letting agent will be contacted as well as your previous employer if you have recently changed jobs. If you are self employed we will need to contact your accountant.

In order to speed up the referencing process, please could you make the above individuals aware that you intend to use them for a reference and to expect a call to validate the information you have provided us with.

If you fail the application process a guarantor may be needed in order to still be able to secure the property (subject to the Landlords approval).


Please note that the guarantor will have to pass a similar application process in order for the let to go ahead and also the guarantor must earn the equivalent of 3 times the yearly sum of the rent to be considered for the tenancy.

 

The tenant must make the guarantor aware that they will stand as guarantor for the duration that you live at the property and not just for the initial tenancy agreement. They will also need to be present at the time of signing the contract as well as any renewal contracts.

Tenancy Agreement:

Once you have passed the credit checks and referencing, we will agree the move in date with the landlord. Once the move in date has been agreed we will draw up the tenancy agreement and arrange for you to visit our office to sign all of the relevant paperwork. 

Rent:

The first months rent must be paid in full to the letting agent on or before the commencement date of the tenancy agreement. Failure to do so will result in keys being held by the agent until payment has been received.

After the first month the rent will be due every month on or before the date agreed in the tenancy agreement. Our preferred method of payment is by bank standing order.

 

Deposit:

The deposit must be paid in advance of moving into the property and is taken as a security to protect the landlord against any damages that could be made during the tenancy. (Please note that the deposit can not at anytime be used as a rental payment)

Subject to a final inspection of the property to confirm that there is no damage and that the property has been left clean and in a satisfactory condition, the deposit will be returned to the tenant.

Throughout the tenancy the deposit must be protected by law within a registered scheme. We register all of our tenancy deposits with DPS to make sure we are compliant and your deposit is safe at all times.

Administration Fees:

Company Let Only: Non-Refundable - £500.00 Including VAT which holds the property, covers the cost of referencing/credit checks and any other administration.

 

Holding Deposit:

Before we can process your tenancy, you will need to pay a holding deposit when submitting your application forms. Once you have successfully passed your referencing the holding deposit will be used as part payment of your first months rent.

IMPORTANT NOTICE:

Should you provide false or misleading information and therefore fail the referencing/credit check or fail right to rent checks or you decide not to proceed with the tenancy for any reason then the full holding deposit paid is completely non-refundable.

 

Rules Of Conduct:
Our agency is a member agent of NAEA (The National Association of Estate Agents) and has agreed to abide by its rules of conduct and code of practice.

 

The Property Ombudsman (TPOS):
Our agency is a member of TPOS (The Property Ombudsman Scheme) and follows the TPOS code of practice. The full code of practice is available in our office or from the TPOS website at www.tpos.co.uk.
