Landlord Information

Reyland Johnson has over 40 years of combined experience in the lettings industry and offers our landlords many different types of property management. Whether you choose a tenant find only, rent collection or full property management, you can rest assured that our service will always be at the highest level.

We have three different types of packages that we are able to offer our landlords. Some of the services within the required package are available subject to status and additional charges*. Our fees are listed below but please feel free to contact us to discuss any of our packages in more detail.

Introduction Only: 12% including VAT of the annual rent (Full Fee Paid On Move In) E.G if the rental amount was £1000.00 per month the annual rent would be £12,000 you will pay a fee of £1440.00 including VAT. (Should the agreed rental be higher or lower than the example price the commission amount payable will be correspondingly higher or lower).

  • Drawing up of Assured Shorthold Tenancy Agreement
  • Bonding of tenancy deposit within DPS
  • Arranging of (EPC) Energy performance certificate through our recommended DEA (Domestic Energy Assessor)* All properties must have a valid EPC at the point of going to market
  • Arranging of gas safety certificate through our recommended gas safe engineer*

Rent Collection Service: £300 including VAT Set Up fee With 10% including VAT Monthly Fee. E.G if the rental amount was £1000.00 you will pay a fee of £100.00 including VAT. (Should the agreed rental be higher or lower than the example price the commission amount payable will be correspondingly higher or lower).

Tenants Information

The information below is a step by step guide of the process you will go through when choosing to rent a property through Reyland Johnson.

You’ve Found The Property You Wish To Reserve:

Once you have seen the property that you wish to rent we will put your offer to the landlord and agree in principal the terms of the let. At this point you will be required to pay an administration fee and fill out our online application form. The administration fee will hold the property for you and will also cover the cost of the tenant referencing.

Application Form:

Our simple to follow online application will ask you for the following information in order to be able to do a credit check and obtain the required references.

– Full Name Of Tenant

– Current Address

– Date Of Birth

– National Insurance Number

– Identification (I.E. Passport Number or Driving Licence Number)

– Contact Telephone Number

– Email Address

– Name & Address Of Employer

– Income Amount

– Current Landlord/Letting Agents Information

– Bank Details (For Credit Check)

References:

Your employer and current landlord/letting agent will be contacted as well as your previous employer if you have recently changed jobs. If you are self employed we will need to contact your accountant.

In order to speed up the referencing process, please could you make the above individuals aware that you intend to use them for a reference and to expect a call to validate the information you have provided us with.

If for any reason you fail the application process a guarantor will be needed in order to still be able to secure the property. Should you need a guarantor an additional fee will be payable to cover the cost of additional referencing.

Please note that the guarantor will have to pass a similar application process in order for the let to go ahead and also the guarantor must earn the equivalent of 3 times the yearly sum of the rent to be considered for the tenancy.

Should the tenant not be able to provide a suitable guarantor for the tenancy we will decide that the tenant has withdrawn their application for the property and will not be entitled to any form of refund on the administration or referencing fee.

The tenant must make the guarantor aware that they will stand as guarantor for the duration that you live at the property and not just for the initial tenancy agreement.

Tenancy Agreement:

Once you have passed the credit checks and referencing we will agree the move in date with the landlord. Once the move in date has been agreed we will draw up the tenancy agreement and arrange for you to visit our office to sign all of the relevant paperwork. Photo I.D will be required by all parties signing the tenancy agreement.

Rent:

The first months rent must be paid in full to the letting agent on or before the commencement date of the tenancy agreement. Failure to do so will result in keys being held by the agent until payment has been received.

After the first month the rent will be due every month on or before the date agreed in the tenancy agreement. Our preferred method of payment is by bank standing order.

Deposit:

The deposit must be paid immediately after passing the credit checks/references and in advance of moving into the property, this is taken as a security to protect the landlord against any damages that could be made during the tenancy. (Please note that the deposit can not at anytime be used as a rental payment)

Subject to a final inspection of the property to confirm that there is no damage and that the property has been left clean and in a satisfactory condition, the deposit will be returned to the tenant.

Throughout the tenancy the deposit must be protected by law within a registered scheme. We register all of our tenancy deposits with DPS to make sure we are compliant and your deposit is safe at all times.

Administration Fees:

The following fees are due when taking a tenancy through Reyland Johnson. Please note all persons living at the property over the age of 18 will be classed as a tenant and must fill out an application form and be entered on the tenancy agreement.

– Single Tenant: £300.00 including VAT which holds the property, covers the cost of referencing/credit checks and any other administration.

– Additional Tenants: £50.00 including VAT per person which covers the cost of additional referencing/credit checks.

– Guarantor: £75.00 including VAT which covers the cost of additional referencing/credit checks.

– Company Let: £300.00 including VAT which holds the property, covers the cost of referencing/credit checks and any other administration.

IMPORTANT NOTICE: Should you fail the referencing/credit check or you decide not to proceed with the tenancy then all fees paid are non-refundable.

Rules Of Conduct:
Our agency is a member agent of NAEA (The National Association of Estate Agents) and has agreed to abide by its rules of conduct and code of practice.

The Property Ombudsman (TPOS):
Our agency is a member of TPOS (The Property Ombudsman Scheme) and follows the TPOS code of practice. The full code of practice is available in our office or from the TPOS website at www.tpos.co.uk .
